The Shaw is a new lakeshore community coming to downtown Muskegon with ‘for sale’ condos, ‘for rent’ apartments and a vast array of amenities including a rooftop pool and hot tub, sundecks, onsite restaurant, coffee shop and more.
The community is located on the south shores of Muskegon Lake overlooking Hartshorn Marina and within walking distance to the Heritage Landing Event Grounds and the Western Avenue Entertainment District.
The Shaw represents the culmination of decades-long vision to reclaim and revitalize the Muskegon Lake shoreline. Following the success of local icons like Highpoint Flats and Terrace Point Landing, we are proud to welcome our first residents in 2027, ushering in a new era for this historic property.
Formerly the home of the Shaw Walker Furniture Company, these massive buildings have stood proud on the shores of Muskegon Lake for over a century and were once home to the largest manufacturer of furniture and filing equipment in the world.
The factory operation ceased in 1989 and for over three decades, the property remained mostly vacant until it was eventually acquired by Muskegon-based, Parkland Properties of Michigan in 2023.
Parkland immediately advanced plans to transform this former community jewel into a sense of pride once again for Muskegon. Parkland worked with local and state leaders, and within 2-years of acquiring the property, began site preparation work to prepare the site for conversion into a transformational mixed-use community that is projected to generate billions of dollars in new economic activity to Muskegon over the next 50-years.
Designed by the world renowned architect, Albert Kahn, the attention to detail is event today from the large bell columns to the board formed concrete ceilings. The construction methods used to build this structure are scarcely used today due to the cost.
This historic factory was built to last and it is being reimagined to live.
Transformational project
The Shaw is one of less than 10 projects across the State of Michigan that are considered a Transformational Brownfield Plan. This designation is reserved for large-scale, mixed-use real estate developments that are expected to radically improve local economic growth, population and commercial activity.
The Shaw has received broad support from the Michigan legislature, the Michigan Economic Development Corporation and Michigan Strategic Fund, the Department of Environment Great Lakes & Energy, the City of Muskegon, the County of Muskegon, Greater Muskegon Economic Development, the Lakeshore Chamber of Commerce, and others.

Parkland Properties of Michigan performed extensive due diligence prior to its acquisition of the property in late 2022. This included extensive structural testing and environmental testing of the property to advise their development plans to convert this former industrial site into a new lakeshore community.
Parkland commenced site preparation work in the summer of 2024 to prepare for construction. This included selective demolition to remove parts of the building that were not remaining as part of the final project.
Full construction work commenced in June of 2025 in the back of the complex and construction is progressing toward the waterfront side of the building.
The project currently has over 150 construction workers onsite daily.
First residents are expected to move into the complex in the spring of 2027.

The firm was founded in 1989 and over the last 35-years, has grown into one of the largest real estate development firms in West Michigan all while developing some of the most well-known housing communities in the area.
